by retaining and expanding on an active ground floor commercial use. <br />B.That the proposed use is compatible with surrounding uses. <br />This project is located on El Camino Real which is a major thoroughfare with a <br />variety of existing commercial and retail businesses. A commercial use has occupied the <br />existing structure since 1941 and is determined to be compatible with surrounding uses. <br />The project proposes to replace the existing business with a new commercial use, which <br />will retain its compatibility with surrounding uses. The surrounding uses consist of a <br />supermarket to the west, a shopping center to the east, motel to the north and a vitamin <br />retail shop to the south. <br />C.That the use and its associated structures and facilities will not be <br />detrimental to the public health, safety, or welfare of the people and property of <br />Redwood City. <br />The project proposes to replace an existing commercial use with another <br />commercial use with minor modification to the existing structure. The project will comply <br />with all current code requirements for building and fire safety and therefore found to. not <br />be detrimental to the public health, safety, or welfare of the people of Redwood City. <br />D.That the use and facilities will not adversely affect or conflict with <br />adjacent uses or impede the normal development of surrounding property. <br />The existing commercial use at the subject property has existed since 1941. The <br />second story addition as proposed will not adversely affect or conflict with adjacent uses <br />or impede the normal development of surrounding properties, as the majority of <br />surrounding uses are also identified as commercial and retail businesses. This proposed <br />use is a restaurant which is compatible with adjacent uses and consistent with the Mixed <br />Use – Downtown General Plan designation for the property. <br />E.That adequate public and private facilities such as utilities, <br />landscaping, parking spaces and traffic circulation measures are or will be <br />provided for the proposed use. <br />The proposed project is exempt from minimum parking standards consistent with <br />State Assembly Bill 2097 as it is less than ½ from public transit as defined by Government <br />Code section 65863.2(e)(5). Additionally, the applicant has submitted a Transportation <br />Demand Management Plan approved by the City’s Engineering Division. <br />Furthermore, the proposed addition will need to conform to Engineering Standards <br />and the Municipal Code to be granted a Building Permit, thus satisfying the applicable <br />landscaping requirements and utility needs to service the use.
