JOHANNA STREET, ARCHITECT Page 4 <br /> <br />The existing front elevation will be retained in the proposed project. The rendering shows <br />the existing large metal sign with curved arrow repainted. The wood louvered screen <br />below the metal sign is obscured by plants but is assumed to be retained. The existing <br />brick veneer and brick planter are shown as painted. The flat boxed awning is preserved, <br />though the letters spelling out “Roy’s Cleaners” are replaced with new. The glazed <br />storefront doors with transom are replaced with new that appear to be the same width but <br />taller in height. The adjacent storefront windows also appear new but matching the <br />existing in height and width. At the north corner of the front elevation a new brick-clad <br />column feature has been added which obscures a painted sign on the Harrison Avenue <br />façade. <br /> <br />The proposed Harrison Avenue elevation does not retain any existing features. It is <br />broken up into three equal window bays with brick clad columns. A glazed railing is set <br />on the backside of the existing parapet protecting an outdoor deck at the existing roof <br />level. The second story addition features continuous glazing heavily framed by square <br />stucco panels. <br /> <br />Standards and Guidelines <br />This project is to be reviewed for compliance with the Secretary of the Interior’s <br />Standards of Rehabilitation and Redwood City’s Downtown Precise Plan Historic <br />Preservation Chapter. The Downtown Precise Plan evaluates each historic resource it <br />identified for potential future additions or modifications in Chapter 2.1.3. By creating <br />these specific regulations the City hoped to create a “consistency, clarity, and certainty to <br />the process.” 1100 El Camino was designated property Q and following: <br />1. Standards <br />a. The entire El Camino Real facade, including the sign must be retained and <br />should not be modified in any significant way. <br />b. No less that 75% of historic exterior walls shall be retained. <br />c. Addition Setback: Additions to this property shall be setback 30’ from the <br />El Camino Real façade or 6’ of the Harrison Street façade. <br />d. Addition Height: No addition to this property may exceed the height of the <br />historic structure by more than 1 story. <br />2. Guidelines <br />a. Surviving historic features should be preserved. <br />b. The massing of additions to this structure should consist of simple, <br />traditional volumes similar to those of the resource. Highly stepped or <br />irregular shaped additions are not recommended. <br />c. It is recommended that any addition to this structure conform to the “Art <br />Deco” architectural character regulations found in Section 2.9. <br />d. Additions to this structure should use colors, materials, and ornamentation <br />compatible to, but clearly differentiated from, the historic façade. <br />e.
