The proposed construction consists of exterior and interior <br />improvements intended to contain the noise and other effects from operation of the <br />project within the project site, and there would not be any impact on the normal <br />development of surrounding property. <br /> <br />e. Adequate public and private facilities such as utilities, <br />landscaping, parking spaces, and traffic circulation measures are or will be <br />provided for the proposed use. <br /> <br />The proposed use is located in Redwood City’s downtown and is fully <br />serviced by existing and available public utilities and infrastructure. Off-site <br />improvements include: ADA compliant sidewalks, street trees, bicycle racks, <br />landscaping, and public art which is subsequently reviewed by City staff and the <br />Arts Commission at a later date. <br /> <br />f. Other findings required to be made in specific zoning districts <br />as set forth in the Zoning Ordinance. <br /> <br />No additional findings are required. <br /> <br />Section 6. The Planning Commission hereby approves the Downtown Planned <br />Community Permit (DPC2021-003), Conditional Use Permit (UP2021-017), and Historic <br />Preservation Permit, including requested deviations to the Broadway/Main Street façade <br />encroachment and height Standards and the neoclassical character Guideline (as <br />detailed in the accompanying staff report) subject to the Conditions of Approval (Exhibit <br />A) attached and incorporated by reference. <br /> <br />Section 7.
