The existence of sufficient variety in the design of the structure <br />and grounds to avoid monotony in the external appearance. <br />The building is well designed with a contemporary glass façade that is <br />articulated on each elevation with vertical shading panels. The massing <br />also includes bump-outs and recesses to break up the length and <br />monotony of the building, and some of the recesses will be used as <br />balconies. The podium garage level is compatible with the proposed <br />design as pre-cast concrete that will also be articulated with vertical <br />screens. The building is designed to be oriented to prioritize the <br />building’s access to daylight and views of the Redwood Shores Lagoon, <br />while functionally integrating with the existing office building at 100 <br />Marine Parkway. <br /> <br />Overall, the proposed building is designed with high quality exterior <br />materials that complement the contemporary design. The project has <br />been reviewed by the Shores Business Center Association (SBCA), and <br />the massing of the structures complies with their guidelines and is <br />proportional to the site. The Architectural Advisory Committee (AAC) <br />has also reviewed the project's site and building design and <br />recommended approval. <br /> <br /> <br />b. The size and design of the structure shall be considered for the <br />purpose of determining that the structure is in proportion to its <br />building site and that it has a balance and unity among its external <br />features so as to present a harmonious appearance. <br />The proposed project is 87’-0” tall and does not exceed the maximum <br />100’-0” height limit. The project also does not exceed the maximum <br />Floor Area Ratio of the CP Zoning District, when considering the FAR <br />bonus. The office building and parking garage are well designed with a <br />consistent architectural style throughout each elevation that create a <br />balanced and harmonious appearance. The office building and parking <br />garage are also compatible with each other and maintain a harmonious <br />appearance. <br /> <br /> <br />c. The extent to which the structure conforms to the general <br />character of other structures in the vicinity insofar as the character <br />can be ascertained and is found to be architecturally desirable. <br />The project site is located near multi-story commercial offices and other <br />commercial uses. The building’s proposed architectural style of <br />contemporary with quality exterior materials conform to both the existing <br />land uses surrounding the project and other office buildings located in
