The extent to which excessive ornamentation is to be used and the <br />extent to which temporary and second-hand materials, or materials <br />which are imitative of other materials, are to be used. <br />The project does not utilize excessive decorative ornamentation and <br />utilizes high quality exterior materials including glass, pre-cast concrete, <br />ceramic fritting of varying densities, opaque vertical panels, metal shade <br />fins, and a low-e glazing curtainwall system. The exterior materials are <br />not imitative of other materials. <br /> <br />e. The extent to which natural features, including trees, shrubs, <br />creeks, and rocks, and the natural grade of the site are to be <br />retained. <br />The proposed project includes modifications to existing property lines <br />for 100 Marine from 1 Twin Dolphin. As a result, six (6) trees that are <br />currently on the 100 Marine property will become part of the new 1 Twin <br />Dolphin property. Sixty-nine (69) trees will be retained under the current <br />design, 66 of which are on the north side of the property. Three (3) trees <br />are preserved on the southern half of the site. Fifty-five (55) of the trees <br />identified for retention qualified as Ordinance size trees. In general, the <br />site is flat, developed, and does not contain significant natural features. <br /> <br />f. The accessibility of off-street parking areas and the relation of <br />parking areas with respect to traffic on adjacent streets. <br />The project will utilize existing access driveways on Twin Dolphin Drive <br />and Lagoon Drive for site access, as well as the relocation of one of the <br />existing access drives along Lagoon Drive to the southwest. This <br />driveway relocation would facilitate development of the project’s <br />southeastern boundary with the proposed at-grade publicly usable open <br />space. <br /> <br />The project would be required to provide a total of 526 parking spaces <br />and is proposing to provide 456 spaces that would be a combination of <br />surface parking, structured parking, valet assist, and tandem parking <br />stalls. To support the request to modify this requirement, a <br />Transportation Impact Analysis (TIA) was conducted that concluded that <br />the provided parking is expected to be adequate to meet the project’s <br />parking demands. In addition, the project also has a Transportation <br />Demand Management (TDM) plan that will offset parking demands. <br /> <br />g. The reservation of landscaping areas for the purposes of <br />separating or screening service and storage areas from the street <br />and adjoining building sites, breaking up large expanses of paved <br />areas, separating or screening parking lots from the street and <br />adjoining building sites, and separating building areas from paved
