In addition, the project meets the <br />40% pervious surface requirement of the CP Zoning District and does <br />include a significant amount of landscaped public and private open <br />space which separate the building from the roadway. General <br />mechanical equipment and a trash enclosure would be located in the <br />structured parking and a transformer would be located to the rear of the <br />site. The parking podium is well-designed and integrated into the overall <br />theme of the development. <br /> <br />New landscaping features will include publicly accessible at-grade open <br />space, landscaping, seating and benches, ping-pong tables, chess <br />tables, and a food truck program. The open space would be <br />approximately 38,000 sq. ft. (18% of project area) <br /> <br />h. In the case of any commercial or industrial structure, the review <br />authority shall consider its proximity to any R District and shall <br />consider the effect of the proposed structure upon the character <br />and value of the adjacent R District area. <br />The project is not adjacent to a Residential Zoning District and this <br />finding is not applicable to this project. The site is surrounded by <br />multistory office uses and is considered appropriate for the site. <br /> <br />i. The provision of permeable areas and drainage design appropriate <br />to capture and treat stormwater runoff prior to its discharge from <br />the site including, but not limited to, the use of vegetated swales, <br />landscape features, permeable pavement materials, infiltration <br />basins or engineered designs. <br />The City’s Engineering division has reviewed the Project’s landscape <br />features and areas, and bio-swale areas to capture and treat stormwater <br />run-off prior to discharge from the site and determined that the Project <br />would comply. Conditions of Approval have also been incorporated that <br />would ensure compliance with the stormwater runoff requirements. <br /> <br />Section 4. Planned Development Permit PD2023-001 (Section 46.5): Project <br />requires approval of a Planned Development Permit, including modifications to <br />development standards for Interior Side Setbacks and Reduced Parking: <br /> <br />1. Permit Finding. Decisions regarding a Planned Development Permit <br />shall be based upon the purpose statement in this section. The design <br />and construction quality contained in all aspects of the development <br />plan is expected to exceed the quality standards typically required for <br />new developments located in similar zoning districts. <br />
