Provide Quasi-Public or Public usable open space amounting to at <br />least ten (10) percent of the project area adjacent to the water's <br />edge. Useable open space shall include enhancements to support <br />its use, such as benches, trails, and landscaping. Signage and <br />appropriate public access to the usable open space shall be <br />provided to clearly indicate that the space is available for public <br />use. <br />The Project would provide 18 percent of the project area (approximately <br />38,000 sq. ft.) to be public open space. Although the property is not <br />directly located on the water’s edge, onsite improvements include <br />publicly accessible at grade open space area on private property that <br />would include seating areas and benches, landscaping, games (such as <br />ping-pong tables and chess boards), a food truck program, and signage <br />for wayfinding, hours of operation, and public open space accessibility. <br /> <br />d. A public access easement shall be recorded against the property <br />that ensures public access to the portion of the project which <br />qualify it for the FAR Bonus. <br />The applicant would be conditioned to record a public easement along <br />the frontage of the property that would include the landscaped areas <br />and publicly-accessible open space. The public access easement is <br />shown on the Vesting Tentative Parcel Map. <br /> <br /> Section 7. Approval Subject to Conditions: The Planned Development <br />Permit, Vesting Tentative Parcel Map, and Architectural Permit are hereby approved <br />based on the Planning Commission’s consideration and reliance on the CEQA <br />Memorandum and in accordance with the attached and referenced plans, details and <br />descriptions contained therein, attached hereto and incorporated herein by reference, <br />and subject to the Conditions of Approval as provided in Exhibit A attached to this <br />Resolution. <br /> <br />Section 8.
