Such other findings conflict with written public policy or with the <br />public interest as the Planning Commission may determine. <br />The proposed project does not conflict with any written public policy or <br />with the public interest. <br /> <br />f. In addition, the following finding is required by Government Code <br />Section 66473.5: The proposed subdivision, together with the <br />provisions for its design and improvement, is consistent with the <br />General Plan. <br />The proposed Vesting Tentative Parcel Map and land use is compatible <br />with the objectives, policies, general land uses, and programs specified <br />in the City’s General Plan as described in this staff report. While the <br />state law also references specific plans, there is no specific plan that <br />applies to the project site. <br /> <br />Section 6. FAR Bonus: The Planning Commission finds that approval of an <br />FAR Bonus to allow a 0.2 FAR bonus and up to a total of 1.0 FAR is consistent <br />with the CP Zoning District and that the proposed project offers sufficient <br />improvements consistent with the required findings and in relationship to the scale <br />of the FAR bonus requested: <br /> <br />a. Provide publicly-accessible pedestrian and bicycle pathways <br />along the water's edge, and connect to existing and planned <br />networks. <br />Although the property is not directly located on a water’s edge, the <br />proposed site design includes on and off-site improvements intended to <br />improve the site’s physical and visual connectivity with the nearby <br />Redwood Shores Lagoon shoreline. The project will provide a new bike <br />lane along Lagoon Drive, consistent with the Redwood City Walk Bike <br />Thrive Plan, to connect existing facilities on Twin Dolphin and Marine <br />Parkway. Crosswalk and lighting improvements are also proposed <br />across Lagoon Drive. The sidewalk on the Lagoon Drive frontage would <br />also be widened to 8’-0” from 5’-6”. Additionally, as part <br />of a Condition of Approval, the project would widen the existing Bay Trail <br />along the project frontage on Twin Dolphin Drive to meet the <br />recommended width for the Bay Trail surface trail to 12’-0”. Finally, the <br />project will also sponsor a $576,976 financial contribution to improve <br />nearby Dolphin Park which is owned and maintained by the City. <br /> <br />b.
