ATTY/RESO.0110/PC RESO STANFORD BLOCK C
REV: 11-30-23 VR
a. The map, design and improvement of the proposed subdivision are
consistent with the general or specific plans, the Zoning Ordinance, or
subdivision improvement requirements.

The proposed subdivision and associated improvements are consistent with
Redwood City’s General Plan, Municipal Code, Zoning Ordinance, and all
applicable subdivision improvement requirements with approval of a Planned
Community Permit. The proposed project would not create any non-conformities.

b. The site is physically suited for the proposed type or density of
development. The project site is physically suited for the proposed type of
development.

The project site is physically suited for the proposed type of development. The site
is in an urbanized location generally surrounded by office uses and research and
development uses, which are permitted by right in the Planned Community District
– Stanford in Redwood City Precise Plan. The mergers of the parcels proposed in
this tentative map will better facilitate orderly development in the area. The project
is served by existing utilities, making necessary improvements, and proposing
green infrastructure to serve the project in conformance with applicable
Engineering Standards.

c. The design or proposed improvements are not likely to cause
substantial environmental damage, or substantially and avoidably injure
fish, wildlife or their habitat, or cause serious public health problems.

The project site does not contain natural features or areas that would be
considered habitat for fish or wildlife. The project site is already developed and
located in an urbanized area. A CEQA Compliance Checklist was prepared for the
project which found that the project would not result in any new or more significant
adverse environmental impacts than those previously evaluated and disclosed in
the certified Stanford in Redwood City Precise Plan EIR (2013) (Precise Plan EIR),
which analyzed the impacts of development of the entire Stanford in Redwood City
Precise Plan.

d. The design or improvements of the proposed subdivision will not
conflict with essential public easements for access through, or use of,
property within the proposed subdivision, unless acceptable alternate public
easements will be provided.

The proposed tentative map and associated improvements do not conflict with
essential public easements for access through, or use of, property within the
proposed project site. Additionally, the proposed project would not be in conflict
with existing public utilities and associated improvements.
