The size and design of the structure shall be considered for the purpose <br />of determining that the structure is in proportion to its building site and <br />that it has a balance and unity among its external features so as to <br />present a harmonious appearance; <br />The variation in form allows the structure to be divided into proportions that <br />relate to the neighborhood scale. The exterior façade has stepped and tapered <br />blocking, articulated corner decks with shading to divide the attached <br />townhomes into three distinct building blocks. Additionally, the custom window <br />awnings create interesting shadow patterns and are consistently used <br />throughout all townhomes. The corner windows and corner balconies provide <br />punctuation into the solid façade that is engaging at the cross-streets of <br />Hemlock and Linden and allows good quality light into the interior space. The <br />façade design is further enhanced by the selection of high quality materials. <br />C. The extent to which the structure conforms to the general character of <br />other structures in the vicinity insofar as the character can be ascertained <br />and is found to be architecturally desirable; <br />The Project is located in a neighborhood with a mix of uses and architectural <br />styles. The site forms the edge between the residential and mixed-use zoning. <br />The new 3-story townhouse building running lengthwise along the Linden <br />Avenue compliments the residential buildings along Linden. The townhouse <br />development is similar in scale and proportion to the existing adjacent <br />residential buildings and will provide a pleasant transition at the Linden and <br />Hemlock crossing. <br /> <br />The entries to the townhomes facing Linden Street will have landscaped paths <br />and decks and provide an engaging experience at a pedestrian friendly scale. <br />The pedestrian experience along Hemlock Avenue is improved by positioning <br />the driveways adjacent to each other, resulting in a reduced number of <br />interruptions along the frontage and fostering a safer path. <br />D. The extent to which excessive ornamentation is to be used and the extent <br />to which temporary and second-hand materials, or materials which are <br />imitative of other materials, are to be used; <br />The new building will have a mix of siding and stucco on the exterior with accent <br />colors that create an engaging architectural style.
