Pedestrian entries to the townhomes are further enhanced by use <br />of wood trellises. Use of imitative material will be limited. <br /> <br />E. The extent to which natural features, including trees, shrubs, creeks, and <br />rocks, and the natural grade of the site are to be retained. <br /> <br />The Property is currently an asphalt parking lot and does not contain significant <br />natural features. The Project includes new on-site landscaping and street tress <br />that would enhance and increase the quality and quantity of natural features on <br />the site. The Project proposes to add 9 new street trees and 1 additional tree <br />on-site. The accessibility of off-street parking areas and the relation of parking <br />areas with respect to traffic on adjacent streets. <br /> <br />The vehicular entrance to the new building is proposed on Hemlock Avenue <br />south of El Camino and will have limited impact on traffic along El Camino. The <br />Linden Avenue frontage will be pedestrian-oriented and will not include a curb <br />cut for vehicular access. Given the limited number of new residential <br />townhomes proposed (6 total), traffic impacts of the Project will be low. <br /> <br />F. The reservation of landscaping areas for the purposes of separating or <br />screening service and storage areas from the street and adjoining <br />building sites, breaking up large expanses of paved areas, separating or <br />screening parking lots from the street and adjoining building sites, and <br />separating building areas from paved areas to provide access from <br />buildings to open space areas; <br /> <br />The Project’s driveway is screened from the neighboring daycare use with <br />landscaping along the entire east property line. <br /> <br />G. In the case of any commercial or industrial structure, the review authority <br />shall consider its proximity to any R District and shall consider the effect <br />of the proposed structure upon the character and value of the adjacent R <br />District area; <br />The Project is not a commercial or industrial structure. <br />H.
