The map, design or improvement of the proposed subdivision are <br />inconsistent with the general or specific plans, the Zoning Ordinance, or <br />subdivision improvement requirements. <br />The map of the proposed subdivision is consistent with Redwood City’s General <br />Plan density and purpose and all applicable standards from the Zoning Ordinance. <br /> <br />B. The site is not physically suited for the proposed type or density of <br />development. <br />The site is suitable for the proposed project as it is a residential multi-family <br />development which does not exceed the maximum density allowed based for its <br />General Plan designation. <br /> <br />C. The design or proposed improvements are likely to cause substantial <br />environmental damage, or substantially and avoidably injure fish, wildlife or <br />their habitat, or cause serious public health problems. <br />The project would not cause substantial environmental damage, have any <br />significant impact on wildlife habitats or cause serious public health problems as it <br />is located in an urban area on a developed lot. <br /> <br />D. The design or improvements of the proposed subdivision will conflict <br />with essential public easements for access through, or use of, property <br />within the proposed subdivision, unless acceptable alternate public <br />easements will be provided. <br />The proposed subdivision would not conflict with any essential public access/ use <br />of easements on the property. <br /> <br />E. Such other findings of conflict with written public policy or with the <br />public interest as the Subdivision Committee may determine. <br />The project does not conflict with written public policy or the public interest. <br /> <br />Section 6. Planned Development Permit (PD2020-002) – The Planning <br />Commission finds that: <br /> <br />A. Permit Finding. Decisions regarding a Planned Development Permit <br />shall be based upon the purpose statement in this section. The design and <br />construction quality contained in all aspects of the development plan is <br />expected to exceed the quality standards typically required for new <br />developments located in similar zoning districts. <br /> <br />B. Findings for Modifications to Development Standards. Modifications <br />may be granted if it is determined that the proposed development will <br />provide an environment of physical and functional desirability, in harmony <br />with the character of the surrounding neighborhood or district. <br />The Project is utilizing the Planned Development Permit to modify setback <br />regulations to facilitate the preservation of a mature on-site Coastal Redwood tree. <br />The modified setback regulations also contribute to a site configuration which
