The calculation of floor area ratio shall include the commercial space and any portion <br />of space for structured parking which extends more than five (5) feet above grade <br />when the parking is attributable to the commercial use; <br />6. The calculation of floor area ratio shall exclude the housing and parking below grade; <br />and <br />7. The residential portion of the development shall conform to the requirements of the <br />CG-R Zoning District. <br />D. Except as provided in subsections A, B and C of this section, the maximum floor area ratio for <br />commercial uses is seventy (70) percent. <br />E. Notwithstanding subsections A and B, in Combining District CG-V, the FAR shall be seventy (70) <br />percent for uses permitted under subsections 25.5 A, B and C. <br />F. Eligible projects may request an FAR bonus as described in Article 32.4: Floor Area Ratio (FAR) <br />Bonus. <br />G. Hotels are not subject to FAR/density requirements and are regulated by other development <br />standards in this article. <br /> <br />(Ord. 1130.310 § 31, eff. 4-12-01) <br /> <br />Article 16 - CP (COMMERCIAL PARK) DISTRICT <br />[Only changes are to 16.2 and 16.3] <br />16.2 - Use Regulations. <br />1. Allowed Land Uses. Table 16-1 indicates the uses permitted (P), conditionally permitted with a Use <br />Permit (C), permitted as an accessory use (A), and not permitted (-) in the Commercial Park Zoning District. <br />Any use not specifically indicated in Table 16-1 (Allowed Uses for Commercial Park Zoning District) as a <br />permitted use, accessory use, or conditional use shall be prohibited unless they are deemed by the <br />planning manager to be similar and compatible uses which meet the purpose and intent of the <br />Commercial Park Zoning District. Any other use not explicitly addressed in Table 16-1 is prohibited, except <br />that the Zoning Administrator may permit or conditionally permit any use not addressed in Table 16-1 if <br />the use is determined to be a similar and/or compatible use to any use in Table 16-1 and meets the <br />purpose and intent of the Zoning District. All uses, unless stated otherwise, shall be conducted entirely <br />within a building.
