The maximum floor area ratio for commercial uses on lots with frontage on El Camino Real (State <br />Route 82) shall be forty (40) percent. Lots fronting on El Camino Real shall be deemed to include <br />lots immediately to the rear and adjacent to lots fronting on El Camino Real. <br />B. The maximum floor area ratio for commercial uses on lots fronting on Woodside Road between <br />the intersections thereof with El Camino Real and Alameda de Las Pulgas shall be forty (40) <br />percent. Lots fronting on Woodside Road shall be deemed to include parcels immediately to the <br />rear of and adjacent to lots fronting on said portion of Woodside Road. <br />C. Notwithstanding subsections A and B of this section, in areas zoned CG-R (mixed use: <br />commercial/residential), a bonus of up to thirty (30) percent may be added to the maximum FAR <br />for lots fronting on El Camino Real and for lots fronting on Woodside Road between the <br />intersections thereof with El Camino Real and Alameda de las Pulgas subject to the following <br />conditions: <br />1. A Use Permit shall be required; <br />2. A Planned Development Permit shall be required; <br />3. Housing units shall be included on site in the development; <br />4. The following minimum residential density standards shall be achieved to qualify for <br />commercial bonuses of up to, and including, an additional thirty (30) percent FAR in <br />accordance with the following table.
