The proposed project is of the same general character as the housing <br />immediately adjacent to the site of the proposed project. <br />c. The proposed project shall be used exclusively for housing for <br />Senior/Elderly persons who are age sixty (60) and over. <br />B. Conditions. Reasonable conditions in granting exceptions to zoning district density <br />requirements hereunder may be imposed by the Planning Commission; provided, that <br />one (1) such condition shall require that the proposed project shall be used exclusively as <br />housing for Senior/Elderly persons who are age sixty (60) and over. Conditions imposed <br />hereunder shall be recorded in form approved by the City. <br />C. Exclusion. The provisions of this Section are not applicable for residential care facilities, <br />nursing homes, and skilled nursing facilities or if a proposed project is granted a density <br />bonus under Section 32.19 or 32.20. <br />D. Effect. Except as to the contrary herein permitted, all other regulations of the zoning <br />district in which a proposed housing project for Senior/Elderly persons is located shall <br />remain in full force and effect. <br />(Ord. 1130.274, eff. 2-6-91) <br />----------------------------------------------------------- <br />Article 33 - NONCONFORMING LOTS, USES, STRUCTURES AND PARKING <br /> <br />[Only changes are to 33.19] <br />33.19 - Nonconforming Parking—Nonresidential. <br />Any nonresidential use or structure that is nonconforming due to the number, size or location of parking <br />spaces (or related design criteria for driveway access or parking backup area) may be changed to another <br />use, expanded or enlarged only upon approval of a Use Permit. To grant such a Use Permit, the Zoning <br />Administrator must find the following, in addition to the findings required by Section 42.3: <br />A. Additional floor area or other site development does not occupy existing available parking area; <br />B. Adverse parking impacts on adjacent properties will not result; and <br />C.
