These amendments <br />would instead enhance the DTPP area by promoting planned, transit-oriented <br />development, including increased office, active retail space, and an open space <br />plaza and community spaces, consistent with the vision of the General Plan and <br />the DTPP. The Project would reconfigure and redevelop an underutilized property <br />located at a key intersection in Redwood City’s downtown, consistent with the <br />community’s goals for revitalizing the area. The development would be required to <br />comply with all applicable code requirements for building and fire safety and to <br />mitigate environmental impacts to the extent feasible. <br /> <br />Section 5. <br />The City Council hereby approves and adopts the Downtown Precise Plan <br />Amendment as provided in Exhibit A, attached hereto and incorporated herein by <br />reference, to add text shown in underline (example) and delete text shown in strikeout <br />(example). Wording in brackets ([example]) is informational only and is not to be included <br />in the published General Plan. <br /> <br />Section 6. This resolution shall be effective upon the effective date of the General <br />Plan Amendment Resolution and Development Agreement Ordinance. In the event that <br />the General Plan Amendment resolution and Development Agreement Ordinance do not <br />become effective, the DTPP Amendment shall not be deemed approved. In the event the <br />General Plan Amendment Resolution or Development Agreement Ordinance are <br />challenged, the DTPP Amendment shall not be deemed approved unless and until the <br />General Plan Amendment Resolution and Development Agreement Ordinance are in full <br />force and effect. <br /> <br /> <br /> <br />* * * <br /> <br />
