<br />6 <br />The project component would also install new single head street lighting fixtures along <br />Broadway, Marshall Street, and Walnut Street, and new twin acorn style lighting fixtures <br />along Main Street (Plan Sheet LT1, 11/9/23). All existing street trees along the perimeter <br />sidewalks would be replaced; all 25 onsite trees would be removed: four trees along <br />Broadway (two Flowering pear, two Japanese black pine), and three trees along Main Street <br />(two Japanese black pine, one Japanese loquat), and six trees along Spring Street (five <br />Shamel ash, one Japanese black pine), plus 12 more trees on the Spring/Marshall Parklet <br />(one Crape myrtle, three Shamel ash, seven Coast redwood, one Flowering pear). These <br />trees would be replaced with six Shamel Ash along Broadway, six Trident Maple along <br />Marshall Street, eight Trident Maple along Walnut Street, and eight Red Oak along Main <br />Street (Plan Sheet L1, 11/9/23). Tree guards, as appropriate, and tree grates would be <br />installed as specified in the DTPP. (Plan Sheet L1, 11/9/23). Street parking would include <br />eight spaces on Marshall Street and five spaces on Walnut; none would be provided on <br />either Main Street or Broadway (Plan Sheet L1, 11/9/23). <br />In addition to the Commons discussed previously, the project proposes three outdoor <br />terraces and one balcony (two terraces and one balcony on level 4 and one terrace on level <br />7) with planters, seating and table options, and artificial turf. Other features proposed by <br />the project include bike racks, a bike "fixit" station, trash cans, a drinking fountain with a <br />bottle filler, planters, retail seating areas along the Broadway sidewalk, a water/art feature, <br />a trellis with partial shade, an above-grade planter wall, synthetic turf for the flex space in <br />the Commons, and seating and table options. In addition, the existing historic plaque <br />commemorating the Wells Fargo bank (built circa 1960s) would be retained. (Plan Sheets <br />L1, L2, L3, L4, and L5; 11/9/23) <br />The project would connect to existing City sanitary sewer mains, and connections would <br />be completed to City standards and design specifications. (Sandis, “Utility Report, 1900 <br />Broadway, Redwood City, California,” November 2023, p. 3) Stormwater treatment would <br />be provided onsite by flow-through planters or media filters as discussed in more detail <br />below in item X, Hydrology and Water Quality. Green infrastructure would be provided <br />to treat stormwater runoff from the public right-of-way. (Sandis, p. 4) The project would <br />be served by existing City water mains along Walnut Street, Broadway, and Marshall Street <br />(Sandis, p. 4) A recycled water main is also planned to be installed in Walnut Street, and <br />four connections are proposed for the project site for future use. (Sandis, p. 5) <br />The project also proposes to install four new fire hydrants on each of the four project site <br />corners (one of which would replace the removed fire hydrant at the southeast corner of <br />the site), for a total of nine fire hydrants. (Plan Sheet TM5.0, 11/9/23; Sandis, p. 4) <br />The project would be entirely electric with the exception of the restaurant use in the ground <br />floor retail. The project would include air handling units, cooling towers, a water-cooled <br />chiller, and modular air source heat pumps for the building that are energy efficient and <br />would lead to energy savings over the building's lifecycle. The project would use 100 <br />percent carbon-free renewable energy from Peninsula Clean Energy. The project <br />anticipates an overall energy savings of 32 percent over the LEED baseline. In addition, <br />the project will install a photovoltaic (PV) system for further reduction in electricity <br />consumption and GHG emissions. (Lane Partners, “Energy Efficiency Measures for 1900 <br />Broadway,” undated) <br />The project anticipates a construction period of approximately 24 months. Impacts related <br />to construction are discussed in relevant sections of this document. <br />The main office building entry would be through the lobby on the Main Street side of the <br />building adjacent to the Commons; this would lead to the main elevators and stairwell. <br />Another entrance would be on the Marshall Street side leading to another elevator and <br />stairwell.
