DMA-3: 7,004 SF of impervious area and 625 SF of pervious area; located adjacent to and south of DMA-2;
required bioretention is 283 SF, and treatment proposed is 625 SF. Stormwater runoff from DMA-3 would be
treated using a flow-through planter.
DMA-4: 5,182 SF of impervious area and 214 SF of pervious area; located in the southeastern part of the project
component site; required bioretention is 208 SF, and treatment proposed is 214 SF. Stormwater runoff from
DMA-4 would be treated using a flow-through planter.
DMA-5: 5,165 SF of impervious area and 122 SF of pervious area; located in the southwestern part of the project
component site; required bioretention is 207 SF, and treatment proposed is 207 SF. Stormwater runoff from
DMA-5 would be treated using a flow-through planter.
DMA-6: 1,656 SF of impervious area and 719 SF of pervious area; located adjacent to and south of DMA-3.
Stormwater runoff from DMA-6 would be conveyed to a media filter.
DMA-7: 652 SF of impervious area and 1,055 SF of pervious area; located along the northern part of the project
component site. This DMA would be self-retaining.
DMA-8: 0 SF of impervious area and 910 SF of pervious area; located adjacent to and south of DMA-3. This
DMA would be self-retaining.
DMA-9: 5,615 SF of impervious area and 0 SF of pervious area; located along the southwestern border of the
project component site (e.g., Woodside Road). Stormwater runoff from DMA would be treated using silva cells.
DMA-10: 6,181 SF of impervious area and 0 SF of pervious area; located along the northwestern border of the
project component site (e.g., Woodside Road). Stormwater runoff from this DMA would be treated using silva
cells.
DMA-11: 129 SF of impervious area and 94 SF of pervious area; located adjacent to DMA-1 and in the
northeastern part of the project component site. This DMA would be self-retaining.
DMA-12: 1,333 SF of impervious area and 2,041 SF of pervious area; located along the southern part of the
project component site and wrapping up the eastern side. This DMA would be self-retaining.
Total impervious area = 45,447 SF; total pervious area = 6,318 SF; total bioretention required = 1,683; total
bioretention proposed = 2,057.
The “alternate” preliminary stormwater control plan (Plan Sheet C.6.1, 10/30/23) identifies 13 DMAs: 10 are onsite
(DMA-1, DMA-2, DMA-3, DMA-4, DMA-5, DMA-6, DMA-7, DMA-8, DMA-9, DMA-12, and DMA-13), and two
are offsite (DMA-10 and DMA-11). These DMAs largely are the same configuration as the proposed stormwater
control plan discussed above (Plan Sheet C.6), with differences as follows (see Plan Sheet C.6.1): Alternate DMA-1,
DMA-2, DMA-3, DMA-4, DMA-5, DMA-6, DMA-7, and DMA-8 are essentially the same (or exactly the same);
alternate DMA-9 is redesignated to an area to the east (formerly DMA-12 in the proposed plan); alternate DMA-10 is
extended to the entire length of the western project border (along Woodside Road); alternate DMA-11 and DMA-12
are parts of the original DMA-9; and alternate DMA-13 (the completely new DMA) is a redesignation of the former
DMA-11 in the proposed plan.
In addition, the alternate plan DMAs also generally follow similar treatment control measures as indicated in the
proposed stormwater control plan: alternative DMA-1 through DMA-5 would convey runoff from the roof and
podium deck to flow-through planters containing bio-retention media; these would be located at the ground level with
the exception of DMA-3, where the flow-through planter would be located on the podium. DMA-6, which is the
uncovered ground-level building courtyard area, would convey runoff through internal plumbing to an onsite media
filter. DMA-7 though DMA-9 would contain runoff from the perimeter of the project component site as well as the
podium deck, and would be self-retaining areas. Alternate DMA-10, DMA-11, and DMA-12 would treat the Woodside
Road frontage and sidewalk runoff using bioretention measures. Alternate DMA-13 (the former DMA-11 in the
proposed plan) would contain runoff from the perimeter of the project component site and would be a self-retaining
area.
More specifically, the alternate DMAs would provide treatment as follows (see Plan Sheet C.6.1 for all alternate DMA
locations and the “Preliminary Treatment Control Measure Summary” on the plan sheet for alternate DMA
specifications):
DMA-1: 5,219 SF of impervious area and 161 SF of pervious area; located in the northeastern part of the project
component site; required bioretention is 161 SF, and treatment proposed is 161 SF. Stormwater runoff from
DMA-1 would be treated using a flow-through planter.
DMA-2: 8,773 SF of impervious area and 377 SF of pervious area; located adjacent to and south of DMA-7 and
extending into the center of the site; required bioretention is 352 SF, and treatment proposed is 377 SF.
Stormwater runoff from DMA-2 would be treated using a flow-through planter.
