Page 2 of 3 <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.org <br />ANALYSIS <br />The developer’s engineer completed the final map, improvement plans, and specifications compliant with <br />the Subdivision Map Act, Redwood City Ordinances, City Standards, the tentative map, conditions of <br />approval, and to the satisfaction of the City Engineer. The final map merges three existing parcels into one <br />lot. Improvements include new water, sewer, storm, and recycled water services, new sidewalk and curb <br />ramps on Broadway and Douglas Avenue, undergrounded electrical service, and stormwater treatment. <br />The developer, Stanford Health Care, a California nonprofit public benefit corporation, will post bonds in <br />the amount of $5,978,990.00 as required by the Subdivision Improvement Agreement. <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action. <br />ENVIRONMENTAL REVIEW <br />The City certified the project EIR on September 13, 2013 with an associated Mitigation Monitoring and <br />Reporting Program (MMRP). The Planning Commission considered a CEQA Consistency Checklist and its <br />finding prepared by the City Planning Division’s consultant, David J. Powers and Associates, and based on <br />substantial evidence in the record, found that the proposed Project is within the scope of the previously <br />adopted Precise Plan and the certified EIR. The mitigation measures and Statement of Overriding <br />Considerations associated with certification of the EIR address the environmental effects of the Project. <br />Compliance with the mitigation measures must be demonstrated as require by Condition of Approval #3, <br />and shall be verified prior to building permit issuance and building occupancy. <br />PUBLIC NOTICE <br />Public notification was achieved by posting the agenda, with the agenda items being listed, at least 72 <br />hours prior to the meeting. <br />ALTERNATIVES <br />The City Council may choose to not approve the final map, and associated agreements for the project <br />and provide alternate direction to staff. <br />6.K. - Page 2 of 80 <br />328
