Page 1 of 4 <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.org <br />STAFF REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br />DATE: November 25, 2024 <br />SUBJECT <br />Final acceptance of construction improvements for the development at 1175 Marshall Street / 905 Maple <br />Street and release of associated bonds <br />RECOMMENDATION <br />By motion, accept the construction improvements for the development at 1175 Marshall Street / 905 <br />Maple Street and authorize release of the bonds in accordance with the Demolition Agreement and <br />Improvement Agreement. <br />STRATEGIC PLAN GUIDING PRINCIPLE <br />Excellence in Government Operations <br />BACKGROUND <br />On September 24, 2018, the City Council approved the Improvement Agreement, Demolition Agreement, <br />Hold Harmless Agreement, amended Landscape Maintenance Agreement, and amended Stormwater <br />Treatment Measures Maintenance Agreement for the development at 1175 Marshall Street / 905 Maple <br />Street. This development is part of the Kaiser campus, and the approvals involved two phases of work that <br />aligned with the Downtown Medical Campus Precise Plan that covers this area. The first phase included <br />the construction of the new Medical Office Building 2 (MOB2) at the corner of Maple and Marshall Streets <br />as well as improvements along the Maple and Marshall frontages of that building. The second phase of <br />work included demolition of the old Tower MOB and Oak MOB, the construction of an 85-space surface <br />parking lot adjacent to MOB2, and frontage improvements within Maple Street and Veterans Boulevard. <br />Planning approvals used an address of 1175 Marshall Street for the MOB2 project, while subsequent <br />building and encroachment permits used the address of 905 Maple. <br />The demolition agreement, approved and issued by the City, required the developer to demolish the <br />Tower MOB and Oak MOB within 6 months of obtaining occupancy on the new MOB2.
