Page 2 of 4 <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.org <br />required the removal and temporary replacement of a mid-block pedestrian crossing traffic signal on <br />Maple Street. <br />The construction permit, approved and issued by the City, required the developer to make on-site and <br />off-site improvements. Improvements included the installation of new water, recycled water, and sewer <br />services. Bioretention areas were included on-site to treat the stormwater for the site. Enhanced <br />pedestrian improvements, including a widened sidewalk and dual mid-block crossings, were installed on <br />Maple Street. Bike lanes were added in each direction on Maple Street, along with pavement and striping <br />updates in Maple Street, Marshall Street, and Veterans Boulevard. Completed improvements have an <br />estimated value of $3,802,694.00. <br />905 Maple - Project Location <br />ANALYSIS <br />The developer, Kaiser Foundation Hospitals, has completed the demolition work and construction of <br />improvements in accordance with the demolition agreement, the improvement agreement, the plans and <br />specifications, the conditions of approval, and to the satisfaction of the City’s Engineering Division. <br />For the demolition work, the developer provided faithful performance bonds in the amounts of $216,790 <br />(Oak MOB Demolition) and $150,190 (Signal Removal). The signal removal portion of the work received <br />a notice of completion and bonds were returned in January of 2019, according to the terms of the <br />demolition agreement. With the acceptance of the construction improvements, any bonds remaining <br />with the City for work within the demolition agreement may now be released. <br />For the construction improvements, the developer provided a faithful performance bond and a labor and <br />material bond, each in the amount of $3,802,694, that may now be released in accordance with the timing <br />described in the improvement agreement. <br />6.C. - Page 2 of 47 <br />80
