New protections that will be included in the California Mobilehome Residency Law in 2025 <br />Bill Key Elements of Bill <br />SB 1408 <br />(Vehicle <br />Removal) <br />Prohibits management from removing a vehicle used by the mobilehome owner <br />for work or employment or which advertises any trade of service on the vehicle <br />from their driveway or designated parking space unless any part of that vehicle <br />extends into the park roadway or otherwise poses a significant danger <br />Effective January 1, 2025 <br />AB 661 <br />(Utility <br />services) <br />Authorizes management, upon voluntary written consent of the homeowner or <br />resident, to provide notice of an interruption in utility service through electronic <br />communication <br />Effective January 1, 2025 <br />AB 2373 <br />(Termination) <br />Prohibits a tenancy from being terminated for nonpayment of rent, utility charges, <br />or reasonable incidental charges, or change of use of the park, unless the park has <br />a valid permit to operate issued by the enforcement agency in accordance with <br />certain provisions of the Mobilehome Parks Act. <br />Effective February 1, 2025 <br />AB 2399 <br />(Disclosure) <br />Requires that mobilehome park management include information about the <br />Mobilehome Residency Law Protection Program that assists in resolving <br />complaints in notices to park residents. <br />Effective January 1, 2025 <br />8.A. - Page 21 of 21 <br />179
