REV: 01-16-24 MI <br />x) Re-shackle cables for drum machines, as required by CAC Title 8. <br />xi) Shorten and re-shackle hoist or compensating cables if stretching of ropes <br />makes this necessary. <br />xii)Check the condition and operation of safety edges on car doors and of light <br />rays on car at every visit, and if light rays are inoperative, shall repair or renew <br />them within one (1) business day. If safety edges are damaged, they shall be <br />repaired or renewed. <br />At least quarterly the Contractor shall inspect and repair all lamps and bells for car <br />and hall buttons and arrows as well as the lamps for the location directories above <br />the elevator doors. This shall be done at all locations and a written report shall be <br />given to the Facilities Manager upon completion of the inspection and repair. <br />Contractor is responsible for controller programming or reprogramming if controller <br />program is lost or is malfunctioning for any reason. <br />Contractor is responsible for any and all repairs required and called out in State <br />inspections. If the Contractor does not make the repairs by the deadlines given by <br />the State, the Contractor shall pay for any late fees issued by the State. <br />Contractor will perform any work not specifically mentioned above, but which is <br />needed to make the maintenance complete within the intent of this specification, <br />shall be performed without additional cost to the City. <br />Under the Preventative Maintenance Requirements, Contractor shall not be <br />required to: <br />Refinish, repair, and/or replace elevator car enclosures, hoist way <br />enclosures hoist way door panels, frames and sills, and lamps inside <br />the cars, unless the foregoing are damaged by negligence or misuse <br />by any person or persons employed by or representing the <br />Contractor. <br />Repair or replace parts damaged by vandalism or negligence. <br />Repair or replace hydraulic cylinders and associated unexposed <br />piping. <br />Repair or replace mainline and auxiliary disconnect switches, fuses, <br />and feeders to control panels. <br />Make changes or adjustments required by new or retroactive code <br />changes. <br />Make renewals or repairs necessitated by fluctuations in the building <br />AC power systems exceeding +/- ten percent (10%) variation, <br />extreme variations in the machine room temperature, or tampering <br />with the elevator equipment by unauthorized personnel. <br />Replace the plunger packing for the 1301 Maple Street and 850 <br />Jefferson Avenue elevators. <br />ATTY/AGR.2024.006/Star Elevator, Inc.
