REV: 02-07-25 LF <br />EXHIBIT “A” <br />Program Objectives, Scope of Work & Project Schedule <br />Program Year 2024/2025 <br />Subrecipient Information <br />Subrecipient Name:First Community Housing <br />Address: 1540 El Camino Real, <br />City, State, ZIP: Redwood City, CA, 94063 <br />Project Name: Villa Montgomery Family Apartments Elevator <br />Rehabilitation <br />Program Objectives <br />Project will address Redwood City’s Consolidated Plan 2023-2027 priorities <br />and goals as follows: <br />Priority: Creating Inclusive Communities with Affordable Housing - Creation <br />of affordable housing and preservation of existing affordable housing, including <br />special needs housing. <br />Goal 2 - Affordable Housing Preservation: Conserve and improve the <br />condition of the existing affordable housing stock and preserve affordable <br />housing developments at risk of conversion to market rate housing. <br />Scope of Work <br />Villa Montgomery Family Apartments is an affordable mixed-use development in <br />the City consisting of a 58-units in a five-story building with a subterranean <br />garage, at-grade podium level parking with on-street retail and community space. <br />The unit type includes eight 1-bedrooms, eighteen 2-bedrooms and twenty-four <br />3-bedrooms at affordability levels between 20% and 50% of the area median <br />income. The development was completed in 2006, and it is located along the state <br />highway, El Camino Real in an amenity rich location near downtown and job <br />center as well as local and regional transportation. <br />Subrecipient will use the funds to modernize two elevators in Villa Montgomery <br />Family Apartments and includes a full update of the existing elevator system. All <br />mechanic and electrical components that affect reliability and performance will be <br />replaced. Each elevator will perform as a new elevator with an expected life of <br />20-25 years.
