<br /> <br />3 <br /> <br />Executive Summary <br />Overview <br />Redwood City is reviewing an application for a mixed-use development planned in Redwood City which includes <br />a commercial office/research and development space at 901 El Camino Real multi-family residential apartments <br />at 920 Shasta Street. The project meets the requirements for the preparation of a water supply assessment. <br /> <br />Projected Water Demands <br />The projected water demands for the Proposed Project, which will be located within the City’s potable and <br />recycled water service area, were estimated using Attachment Q of Volume III (Design Criteria) of Redwood <br />City’s 2019 Engineering Standards. The projected water demand associated with the Proposed Project is 35.9 <br />acre-feet per year (AFY) of potable water and 68.1 AFY of recycled water. According to Redwood City’s Municipal <br />Code Section 38.52, all new commercial and multi-family residential properties located within the recycled water <br />service area must be dual plumbed to provide for internal use of recycled water and must use recycled water <br />for landscape irrigation. Since Attachment Q does not differentiate between potable and recycled water uses, <br />the indoor potable/recycled water ratios for the Proposed Project were assumed to be consistent with the ratios <br />used in the City’s 2020 Urban Water Management Plan (UWMP). The UWMP assumed, based on historical meter <br />readings for existing dual plumbed projects, that future development within the City’s Recycled Water Service <br />Area would allocate indoor water use at a ratio of 20 percent potable/80 percent recycled for office and R&D <br />uses. In addition, all landscaping water demand projected for the commercial component of the Proposed <br />Project is assumed to be supplied by recycled water, based upon the requirements of Municipal Code Section <br />38.52. Based on population and employment projections in the City’s 2020 UWMP, the projected water demand <br />for the Proposed Project is included in the UWMP water demand projections. <br /> <br />The Proposed Project, if approved, would be required to undertake certain improvements to utilities, including <br />installation of new recycled water supply main(s) to serve the commercial component. It is anticipated that the <br />new main(s) would extend from the closest existing or planned extension of the City’s recycled water system to <br />serve the project. <br /> <br />Summaries of the availability and reliability of potable water supplies to serve the projected water demands for <br />the Proposed Project are discussed below. <br /> <br />Water Supply Availability and Reliability <br />As discussed in this WSA, the City purchases all its potable water supplies from the San Francisco Regional Water <br />System (RWS), which is operated by the San Francisco Public Utilities Commission (SFPUC). The City is a <br />Wholesale Customer of the SFPUC. The availability and reliability of the City’s water supplies, as described in this <br />WSA, are based primarily on information contained in the City’s 2020 UWMP and the SFPUC 2020 UWMP.
