<br />personal storage requirements (80 cubic feet of personal storage area per unit, none
<br />proposed).

<br />The Housing Component would be designed in a contemporary style, characterized by
<br />textured concrete, smooth stucco or fiber cement panel, batten siding, dark anodized
<br />aluminum windows, wire mesh railing, and decorative screens (Plan Sheet A201, 10/6/23).
<br />The existing sidewalk would be replaced with 10-foot-wide sidewalks along the Buckeye
<br />Street and Shasta Street building frontages (Plan Sheet LC1, 10/6/23). All seven existing
<br />onsite trees would be removed and four off-site Redwoods on the eastern side of the site
<br />would be preserved; 21 new trees would be planted (Plan Sheet LC1, 10/6/23; “Arborist
<br />Report, 920 Shasta Street, Redwood City, CA,” HortScience | Bartlett Consulting, January
<br />9, 2023, p. 5).
<br />The proposed onsite storm drain piping would connect to the street gutters along Shasta
<br />Street and Buckeye Street via a shallow onsite storm drain network, comprised of Silva
<br />cells and bio-retention filters. See item X, Hydrology and Water Quality, for more
<br />information. The Housing Component would connect to the existing City sanitary sewer
<br />main in Buckeye Street, and connections would be completed to City standards and design
<br />specifications. This component would be served by existing City water mains in Shasta
<br />Street. Although recycled water service is not available in the project area at this time, the
<br />site is within the Recycled Water Service Area and the project would install new recycled
<br />water infrastructure from the building to a future recycled water main network, presumably
<br />in Shasta Street, where the connection can be made when the water main is constructed
<br />(Plan Sheets C-5.1 and C-6.1, 10/5/23; Luk & Associates, “Utility Report, Residential
<br />Building, 920 Shasta Street, Redwood City, CA 94063,” June 16, 2023, pp. 5-6).
<br />This component proposes a total of three fire hydrants: one on Shasta Street along the
<br />northeast part of the project component site; one on Buckeye Street near the intersection of
<br />Buckeye Street and Shasta Street; and one on Buckeye Street at the Buckeye Street
<br />terminus with the southwest project site boundary (Plan Sheets C-5.1, 10/5/23).
<br />The Housing Component’s energy efficiency measures would include EnergyStar
<br />appliances; energy-efficient lighting; a high-performance building envelope; an all-electric
<br />building design that includes efficient heat pump space conditioning and water heating
<br />equipment; exterior shading devices in combination with building orientation to limit solar
<br />heat gain; and water-efficiency measures, including water-efficient fixtures and low-water
<br />use planting (email communication from Jaqueline Figueroa, Adobe Communities, to
<br />William Chui, City of Redwood City; June 27, 2024).
<br />The project anticipates a construction period of approximately 20 months, beginning in
<br />May 2026 and to be completed by December 2027. Impacts related to construction are
<br />discussed in relevant sections of this document.
<br />Resident access would be provided primarily through the main entry court leading to the
<br />lobby on Buckeye Street (Plan Sheet A100, 10/6/23).
<br />Refuse and recycling would be in an enclosed trash room adjacent to the garage within the
<br />building. Waste service trucks would pull into the fire lane to a collection area with a
<br />concrete loading pad (Plan Sheet G302, 10/6/23). Electrical, fire pump, maintenance, and
<br />mechanical rooms would be accessible on the ground level (Plan Sheet A100 and G003,
<br />10/6/23).
