ATTY/RESO.0029/CC RESO APPROVING ARCHITECTUAL PERMIT, TENTATIVE PARCEL MAP (920 SHASTA) <br />REV: 04-22-25 VR <br />Page 10 of 12 <br />The Project also complies with the Zoning Ordinance and the Mixed Use – <br />Transitional Zoning District development standards with the 5 requested <br />concessions for front setback, side setback, rear setback, open space, and <br />personal storage and 1 waiver for reduced parking. Lastly, the City’s Engineering <br />and Transportation Department has reviewed the Project’s Vesting Tentative Map <br />Parcel Map civil drawings and determined that the Project is consistent with the <br />subdivision improvement requirements. <br /> <br />2. The site is physically suitable for the proposed type or density of <br />development. <br /> <br />The Project site is physically suited for the proposed type of development. The site <br />is in an urbanized location generally surrounded by commercial, light-industrial, <br />and residential uses. The proposed parcelization in this Vesting Tentative Parcel <br />Map will better facilitate orderly development in the area. The development <br />proposed will be served by existing utilities, making necessary improvements and <br />green infrastructure to serve the Project in conformance with applicable <br />Engineering Standards. <br /> <br />3. The design of the subdivision or the proposed improvements will not cause <br />substantial environmental damage, or substantially and avoidably injure <br />fish, wildlife or their habitat. <br /> <br />As identified in the CEQA Consistency Analysis, the Project site does not contain <br />natural features or areas that would be considered habitat for fish or wildlife. The <br />Project site is already developed and located in an urbanized area. As such, it is <br />not likely to cause substantial environmental damage or substantially and <br />avoidably injure fish, wildlife, or their habitat, or cause health problems. The <br />proposed development will improve the site with new stormwater treatment and <br />landscaping. <br /> <br />4. The design of the subdivision or the type of improvements will not cause <br />serious public health problems. <br /> <br />As described above and in the staff report, the Vesting Tentative Parel Map is <br />consistent with Redwood City’s General Plan, Downtown Precise Plan, Municipal <br />Code, Zoning Ordinance, and all applicable subdivision improvement <br />requirements and will not cause serious health problems. In addition, the <br />Consistency Checklist confirms that all environmental impacts of the Project will <br />be mitigated to the extent feasible. <br /> <br />5. The design of the subdivision or the type of improvements will not conflict <br />with easements, required by the public at large, for access through or use of <br />property within the proposed subdivision, unless alternative easements will <br />be provided. <br />
