ATTY/RESO.0029/CC RESO APPROVING ARCHITECTUAL PERMIT, TENTATIVE PARCEL MAP (920 SHASTA) <br />REV: 04-22-25 VR <br />Page 11 of 12 <br />The Civil Sheets C – 1.3 of the Vesting Tentative Parel Map plans show the existing <br />site conditions and do not identify any easements interfering with the proposed lot <br />merger. The City Engineering Division reviewed and corroborated this analysis. <br />The proposed tentative parcel map and associated improvements does not conflict <br />with essential public easements for access through, or use of, property within the <br />proposed Project site. Additionally, the Project site does not have any public <br />utilities or associated improvements that would be in conflict with the proposed <br />Project. <br /> <br />6. The reasons submitted for the granting of any exceptions comply with the <br />requirements of Section 30.46. <br /> <br />Not applicable as no exceptions are requested. <br /> <br />Section 6. Affordable Housing Findings. The City Council is able make the <br />required findings for recommendation of approval of an Affordable Housing Plan (Zoning <br />Ordinance Article 29.7(C)), Affordable Housing Land Donation Agreement in substantially <br />the form attached hereto as Exhibit C. Specifically, based on the facts and evidence in <br />the Record, the City Council finds that: <br /> <br />a. Affordable Housing Plan (29.7(C)). The Affordable Housing Plan, attached as <br />Exhibit B, was prepared in a manner consistent with the requirements in Article <br />29.7 of the Affordable Housing Ordinance and is recommended for approval <br />because: <br /> <br />i. The proposed affordable units comply with the applicable standards in <br />Article 29. There is one market rate unit, the caretaker’s unit, and all units <br />will be made available for occupancy at the same time. <br /> <br />ii. The proposed Project provides 99 of the 100 units as affordable onsite units, <br />thus there are no impacts to be mitigated as provided in this Ordinance. <br /> <br />iii. The proposed affordable units provide alternative percentages and levels <br />of affordability area greater than the requirements under Section 29.4(A). <br /> <br />b. Land Donation Agreement. The City Council approves the Affordable Housing <br />Land Donation Agreement and subject to the terms thereof, the conveyance of the <br />Affordable Site to the Affordable Housing Partner pursuant to the terms and <br />conditions described therein as an alternative method of compliance under Article <br />29.8 of the Zoning Ordinance. <br /> <br />Section 7. The City Council of the City of Redwood City approves the Architectural <br />Permit, Vesting Tentative Parcel Map, Density Bonus with associated Concession and <br />Waivers, and, subject to the Conditions of Approval attached hereto as Exhibit A; and <br />Affordable Housing Plan, and Affordable Housing Land Donation Agreement, and
