Tree Survey – The Applicant shall provide a tree survey to the Planning Manager that <br />identifies species, location, diameter at breast height (DBH), condition, and critical root <br />zone prior to building permit issuance. [COA][PLANNING] <br />13. Tree Protection – The Applicant shall provide tree protection measures for ordinance-sized <br />trees near the Project and show these measures on the building permit plans prior to <br />building permit issuance. [COA][PLANNING] <br />14. Tree Removal Permit - The Applicant shall obtain a Tree Removal Permit from the City Parks <br />and Recreation Director prior to the removal and/or and tree trimming of all ordinance-size <br />trees as defined within the City’s Tree Preservation Ordinance prior to building permit <br />issuance and as shown on the approved plans and in the Arborist Report prepared by Hort <br />Science dated January 9, 2023 which includes the tree number, type, and location. <br />[SDR][PLANNING] <br />15. Street Trees - A total of 10 (24-inch box) street trees shall be planted by the Applicant along <br />the Buckeye Street (5) and Shasta Street (5) frontages. The tree species and location will be <br />determined by the City Engineer and Parks and Recreation Director. These improvements <br />shall be included as part of the building permit submittal package. Newly planted trees shall <br />follow the City’s street tree planting standards and be both irrigated and maintained by the <br />Applicant in a manner consistent with the Landscape Maintenance Agreement. <br />[SDR][PLANNING] <br />16. Stormwater Runoff - Post-construction runoff into the storm drain shall not exceed pre- <br />construction runoff levels. The Applicant’s design professional shall evaluate the project’s <br />impact to the City’s storm drainage system and shall substantiate their conclusions with <br />drainage calculations to the satisfaction of the City Engineer prior to building permit <br />issuance. The project shall be designed in conformance with the Drainage Guidelines for <br />Commercial Development. [SDR] [ENGINEERING] <br />17. Exterior Lighting – The Applicant shall provide a lighting plan for proposed exterior lighting, <br />including cut sheets, a photometric site plan demonstrating light levels, and a diagram <br />showing light spillover. This information shall be included in the building permit plans. New <br />light sources must not introduce glare or light effects that spill off the property. <br />[COA][PLANNING] <br />18. Bicycle Parking – The Applicant shall provide for 112 number of bicycle storage spaces. The <br />proposed bicycle parking spaces shall be demonstrated on the building permit plans which <br />shall be subject to review and approval by the City Engineer. [COA][ENGINEERING] <br />19. Electric Vehicle Charging Stations - The Applicant shall provide for and install Electric <br />Vehicle Charging Stations (EVCS) according to the Green Building Codes. The requirement <br />for this site is 60% Level 1 EV Ready (44 spaces) and 40% (30 spaces) Level 2 EV ready with <br />at least one van accessible, including considerations for signage. The Applicant shall <br />demonstrate this on the building permit plans, which shall be subject to the review and
