CEQA Mitigation Measures – The Project shall implement and comply with all applicable <br />mitigation measures described in the Environmental Impact Report (EIR) and Mitigation <br />Monitoring Program (MMRP) for the Housing, Built Environment, Public Safety, Building <br />Community, Natural Resources & Environmental Justice Elements Update to the Redwood <br />City General Plan (SCH NO. 2022100449) adopted by City Council by Resolution No. 16124 <br />set forth and identified in the Consistency Checklist for this Project, dated April 1, 2025, and <br />as listed in Attachment 1 of the Conditions of Approval. [SDR] [PLANNING] <br />5. MMRP Compliance – The Applicant shall provide written documentation of compliance <br />with all required mitigation measures prior to the issuance of final certificate of occupancy <br />provided in Attachment 1 of the Conditions of Approval. [COA][PLANNING] <br />6. Allowed Use - The project approval is for General Residential use only. Lodging is <br />prohibited. Notwithstanding permitted uses in the district where the project is located, only <br />land uses reviewed and approved in this application are permitted for the project location. <br />Any change in use beyond the permitted uses in the district are subject to review and <br />approval by the City. [COA][PLANNING] <br />7. Signs - Any future signs require a separate sign permit and shall conform to the <br />requirements of the Sign Ordinance. [PLANNING] [SDR] <br />Fees <br />8. Fees – The Applicant shall pay all Project Fees as required by the Development Agreement. <br />[SDR][PLANNING] <br /> <br />9. Cost Recovery Fees - The Applicant shall pay all cost recovery fees and replenish the <br />evergreen account as determined by the Community Development Director, to ensure <br />funds are available to complete processing of subsequent project elements such as an <br />affordable housing plan, development agreement, or MMRP. Notice of Fees Protest – Protests of any fees, dedications, reservations, or other exactions <br />imposed by the City as part of the approval or as a condition of approval of the project <br />pursuant to California Government Code Section 66020 and shall be filed within 90-days <br />from the date of the project approval. Water-Efficient Landscaping – The Applicant shall provide to the Planning Manager at the <br />time of building application for vertical development a complete landscaping and irrigation <br />plan conforming to the California Water-Efficient Landscape Ordinance (AB 1881), including <br />an automatic irrigation system (drip, micro-spray, or bubblers) with a rain sensor, and show <br />these measures on the building permit plans.
