The service and storage areas are located inside the building, <br />towards the rear of the Project site adjacent to Woodside Road and would be <br />mainly not visible to pedestrians or adjacent buildings. Woodside Road and the <br />4 Redwood Trees to be preserved also provide additional screening at the rear. <br />The characteristics described are consistent with the goal of providing design <br />quality and a positive image for the City, and thus sufficient to meet this <br />architectural finding. <br /> <br />h. The case of any commercial or industrial structure, the review authority <br />shall consider its proximity to any R District and shall consider the effect <br />of the proposed structure upon the character and value of the adjacent R <br />District area. <br /> <br />The Project is not a commercial or industrial structure, so this section is not <br />applicable. <br /> <br />i. The provision of permeable areas and drainage design appropriate to <br />capture and treat stormwater runoff prior to its discharge from the site <br />including, but not limited to, the use of vegetated swales, landscape <br />features, permeable pavement materials, infiltration basins or engineered <br />design. <br /> <br />The City’s Engineering and Transportation Department has reviewed the <br />Project’s landscape features and areas and stormwater treatment and <br />determined that the Project would comply with applicable C.3 stormwater <br />treatment regulations. In addition, the Conditions of Approval ensure <br />compliance with the C.3 Stormwater runoff requirements. <br /> <br />Section 5. Vesting Tentative Parcel Map Findings. The City Council makes the <br />following findings based on facts and evidence in the Record about the Vesting Tentative <br />Parcel Map in conformance with Sections 30.22 of the Municipal Code. <br /> <br />1. The proposed map is consistent with the general plan, any applicable <br />specific plan, any policy or guideline implementing the general plan, the <br />Zoning Code, and all other applicable provisions of the Municipal Code. <br /> <br />The proposed lot merger and associated improvements are consistent with <br />Redwood City’s General Plan, Municipal Code, Zoning Ordinance, and all <br />applicable subdivision improvement requirements. The Mixed Use - Transitional <br />General Plan Designation facilitates a mix of residential, industrial, and commercial
