The Project conforms to <br />the general character of the area as a contemporary, moderately scaled <br />residential project located in a Zoning District intended to transition lower <br />density residential and light-industrial uses to higher density uses. Two sides <br />of the building are also not primarily visible due to its adjacency to Woodside <br />Road and its associated landscaping with trees and other vegetation. <br /> <br />d. The extent to which excessive ornamentation is to be used and the extent <br />to which temporary and second-hand materials, or materials which are <br />imitative of other materials, are to be used. <br /> <br />The Project does not utilize decorative ornamentation or materials that are <br />temporary, second-hand, or imitative. Instead, it utilizes high quality exterior <br />materials including standing seam steel, batten siding, smooth stucco, fiber <br />cement panels, textured concrete, and glass. <br /> <br />e. The extent to which natural features, including trees, shrubs, creeks, and <br />rocks, and the natural grade of the site are to be retained. <br /> <br />The Project site is flat and developed and does not contain significant rocks or <br />creeks, and natural features and trees would be sufficiently retained. The site <br />currently contains 7 trees that would require a Tree Removal Permit from the <br />City (1 Cherry, 6 Chinese Elm) that would be removed as part of the Project, <br />with 4 Coast Redwoods that would be preserved and protected. In addition, the <br />Project provides 10 new street trees, and there would be additional landscaping <br />and trees in the planter areas, the interior courtyard and 5th floor sky deck. <br /> <br />f. The accessibility of off-street parking areas and the relation of parking <br />areas with respect to traffic on adjacent streets. <br /> <br />The Project includes access to the parking area that respects traffic on adjacent <br />streets by utilizing only one access drive on Shasta Street. It also incentives <br />other modes of transportation with 10’-0” wide sidewalks on both frontages with <br />enhanced pedestrian amenities (planters, street trees, and pedestrian scale <br />lighting). In addition, the site is within walking distance of multiple bus stops on <br />El Camino Real and Middlefield Road. Thus, the accessibility of off-street <br />parking and its relation to adjacent streets is consistent with the purpose of the <br />Architectural Permit (Article 41.1) because it promotes a quality circulation <br />design by limiting conflicts with traffic on adjacent streets in a manner that <br />promotes a positive image of the City. <br /> <br />g. The reservation of landscaping areas for the purposes of separating <br />screening service and storage areas from the street and adjoining <br />building sites, breaking up storage areas from the street and adjoining
