At a minimum, the curb ramps at the project corner and two <br />receiving corners of El Camino Real and James Avenue intersection, and associated <br />crosswalks, shall be replaced if the existing ramps do not comply with applicable, current, <br />standards, including but not limited to City’s Engineering Standards and accessibility <br />requirements. At a minimum, the two adjacent crosswalks at this intersection shall be <br />upgraded to high-visibility crosswalks. [COA] [ENGINEERING] <br />31. James Avenue Improvements - Prior to the issuance of building permit, the Applicant shall <br />submit improvement plans showing improvements on James Avenue, per the following <br />scenarios: <br />• If the Building Permit for the adjacent development responsible for widening James <br />Avenue has been issued prior to building permit issuance for 901 El Camino Real, the <br />adjacent development shall be responsible for re-grading and widening the whole stretch <br />of James Avenue between new Franklin Street and El Camino Real and the Applicant shall <br />be responsible for constructing the bike facility as follows: <br />o 901 ECR improvement plans shall show and the Applicant shall construction a <br />two-way 6’ wide cycle track, on north side of the street, on James Avenue, <br />protected by a 3’ wide concrete median. The vehicular travel lanes shall be three <br />10’ wide lanes for the north bound through lane, the south bound left turn lane, <br />and the south bound through/right turn lane. <br />• If the Building Permit for the adjacent development responsible for widening James <br />Avenue has not been issued, the Applicant is responsible for regrading and constructing <br />a one-way bike facility at their frontage as follows: <br />o The 901 El Camino Real improvement plans shall show and the Applicant shall <br />construct one 6’ wide bike lane, on the north side of the street, protected by <br />striping and a physical barrier subject to approval of the City Engineer, with the <br />remaining street width being configured into vehicle travel lanes to the <br />satisfaction of the City Engineer in accordance with applicable Engineering <br />Standards. <br />32. Discards Collection - Prior to the issuance of a building permit, the Applicant shall submit <br />to Engineering a Discards Collection Plan for review and approval. The plan shall include the <br />following elements and additional elements as required by City staff: [COA][ENGINEERING] <br />• Maintenance and Service: Trash, recycling, and compositing (Discards) storage <br />areas shall include adequate space for the maintenance and servicing of <br />containers for all materials that are provided by local hauling companies. <br />• Adequate Space for Trash, Recyclables, and Compostables: The amount of space <br />provided for the collection and storage of recyclable materials shall be at least as <br />large as the amount of space provided for the collection and storage of trash
