[SDR][PLANNING] <br />107. MMRP Compliance – The Applicant shall provide written documentation of compliance <br />with all required mitigation measures prior to the issuance of final certificate of occupancy <br />provided in Attachment 1. [COA] [PLANNING] <br />108. Notice of Right to Operations – Upon transfer of ownership of a property or establishment <br />of a new tenancy, the Applicant shall provide Downtown Notification Requirements as <br />specified in Section 2.2.5 of the Downtown Precise Plan. Window Visibility – The Applicant shall ensure that the building provides and maintains an <br />unobstructed view of at least 20 feet into ground floor windows of buildings with non- <br />residential uses and that new commercial leases for ground floor spaces stipulate that the <br />building provides and maintains such these requirements. [SDR][PLANNING] <br />110. Materials Mock-Up – Prior to final foundation inspection, the Applicant shall prepare a <br />mockup that is outdoors, readily accessible, and will remain intact until the Project has <br />reached substantial completion. The mock-up should include all project colors and <br />materials, windows for the base and top, balconies, lighting, and architectural details, as <br />well as construction details, such as the weep screed, to understand how the design <br />addresses them. Then schedule a mock-up meeting with the Planning and Building <br />Departments for final review and approval of the project details. Submit an updated colors <br />and materials board or details if any changes are made as a result of the mock-up meeting. <br />[COA][PLANNING] <br />111. Certification Letters – Prior to final inspection, the Applicant shall submit certification <br />letters from the following architects verifying that the Project, as constructed, complies <br />with approved plans. After the certification letter has been submitted, the project planner <br />will also confirm substantial compliance with the approved plans during the scheduled final <br />inspection. [COA][PLANNING]: <br />• Project Landscape Architect verifying substantial conformance with the approved <br />landscape plan, including species, size, quantity, and location of the approved trees, <br />shrubs, and groundcover. It shall also verify landscape lighting, fencing, irrigation, and <br />other details as applicable. <br />• Project Architect verifying substantial conformance with the approved elevations, <br />colors, materials, exterior light fixtures, and architectural details. <br />112. Signs – Future signs require a separate sign permit and shall conform to the requirements <br />of the Downtown Precise Plan and Chapter 3 of the Municipal Code. [SDR][PLANNING]
