Learn why this is important <br />Dear Council Members, <br />I am sending these comments regarding tonight's agenda item 7.B 901 El Camino <br />project. <br />I have concerns about the overall impact of a development of this scale at this <br />location, traffic (even though it is near rail and bus service, there will be over 500 <br />parking spaces, so we can expect at least that many vehicle trips to be generated), <br />hazardous materials associated with labs for example. <br />But the main purpose of my writing is to express my opinion that the community <br />benefits package overstates the value of what the proposal lists in the Staff Report, <br />and even if the value is $9.9 million dollars, this amoiunt is way less in total than <br />similar projects in other nearby cities. As an example, the 300,000 SF Vigilant <br />Holdings project in South San Francisco is contributing $16 million in addition to <br />planning and permit fees. <br />Reference The Daily Journal Story dated 3/27/2024 <br />https://www.smdailyjournal.com/news/local/7-story-biotech-plan-in-the-works-in- <br />south-san-francisco/article_e2cd7d8e-ebe4-11ee-aabd-63af479416de.html <br />In the case of the 901 El Camino Project, <br />Two major items stand out: Street Relocation valued at $4 million is almost half of the <br />benefit. My understanding is that the relocation is vastly more to the benefit of the <br />developer, so I fail to see why the cost of shifting the street is counted towards <br />community benefit. <br />Also, the 6,500 SF teen center is valued at $2.4 million - that is $370 per SF. Seems <br />a high value for limited access to a space the businesses in the building will be using <br />during the day, as community use is only after hours. Valueing a partime space at <br />$370 per sf is excessive. <br />I ask that the Community Benifits negotioan should exclude the cost of the Franklin <br />Street, use a more reasonable value for the teen center, and should total at least <br />$16,000,000 like S. Sand Francisco is getting for a similar project (by the way, the <br />SSF project only has 450 parking spaces. <br />Thnak you for your consideration of my comments. <br />Regards,
