Page 1 of 4 <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.org <br />STAFF REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br />DATE: August 25, 2025 <br />SUBJECT <br />Final acceptance of construction improvements of the development at 1417 Middlefield Road (APNs: 053- <br />144-140, 053-144-150) and release of associated security in-lieu of bonds <br />RECOMMENDATION <br />By motion, accept the construction improvements for the development at 1417 Middlefield Road (APNs: <br />053-144-140, 053-144-150) and authorize the release of the security in-lieu of bonds in accordance with <br />the Subdivision Improvement Agreement. <br />STRATEGIC PLAN GUIDING PRINCIPLE <br />Economic Vitality <br />BACKGROUND <br />On November 16, 2021, the Planning Commission approved the Architectural Permit and Tentative Map <br />for the development at 1417 Middlefield Road through Resolution 21-12. On October 3, 2022, the City <br />Council approved the Parcel Map, Subdivision Improvement Agreement, Stormwater Treatment <br />Measures Maintenance Agreement, and Landscape Maintenance Agreement for the development at 1417 <br />Middlefield Road. <br />The project subdivided an existing 0.35-acre parcel into two parcels, Parcel A and Parcel B, for the <br />development of two duplexes. The development included the conversion of an existing single-family <br />home to a duplex on Parcel A (1417 Middlefield Road) and the preparation of Parcel B (1425 Middlefield <br />Road) to allow for the future construction of an additional duplex. <br />The construction permit, approved and issued by the City, required the developer to make on-site and <br />off-site improvements for both parcels.
