The value <br />of the completed improvements is $167,787. This is also the value of the cash payment associated with <br />the work. <br />Figure 1: 1417 Middlefield Road – Project Location <br />ANALYSIS <br />The developer, Noventi Qoz Properties, LLC, completed the construction of improvements in accordance <br />with the Subdivision Improvement Agreement, the plans and specifications, the conditions of approval, <br />and to the satisfaction of the City Engineer. The Engineering Department’s inspection reports show the <br />work was completed in June 2025. <br />The developer provided a cash payment in-lieu of a faithful performance bond and a labor and material <br />bond in the amount of $167,787. This payment may be released in accordance with the timing described <br />in the Subdivision Improvement Agreement. <br />The developer is responsible for maintaining on-site stormwater treatment measures through the <br />Stormwater Treatment Measures Maintenance Agreement. <br />The developer is also responsible for maintaining the frontage improvements along Middlefield Road and <br />Beech Street, including sidewalk, curb and gutter, and landscaping through the Landscape Maintenance <br />Agreement. <br />7.H. - Page 2 of 27 <br />113
