This “base density study” is then used to calculate the 20% density bonus. The bonus <br />proposal is required to maintain the same average unit size and “other project details” as the base density <br />study, except project details that may be modified by waiver(s) to accommodate the bonus units. The <br />bonus project does maintain the average unit size as the base density study. <br />Waivers: <br />While the project is not eligible for incentives or concessions (as no affordable housing is proposed), the <br />project (as a senior housing project) is eligible for waivers from development standards that are needed <br />to accommodate the permitted density. A local jurisdiction is required to grant a requested waiver unless <br />it finds that the waiver would have a specific, adverse impact upon health or safety, and for which there <br />is no feasible method to satisfactorily mitigate or avoid the specific adverse impact; or violates state or <br />federal law; or would have an adverse impact on property on the California Register of Historic Resources. <br />The applicant proposes more than 12 waivers1 from DTPP development standards in the following <br />development categories: <br />1 Some categories include more than one waiver. <br />12.A. - Page 6 of 15 <br />310
