12. STUDY SESSIONS <br />12.A. Study Session on the 910 Marshall project, a Downtown <br /> Planned Community Permit application for a State-licensed <br /> senior residential care facility with 222 units (consisting of 188 market <br />rate independent living units and 34 assisted living and memory care <br />units), 1,210 sq. ft. of retail, and 95 parking spaces on one lot totaling <br />1.08 acres. The applicant is seeking waivers under the State’s Density <br />Bonus law for height (up to 250 ft. and 21 stories) and several other <br />zoning requirements in the Downtown Precise Plan (DTPP) and General <br />Plan. <br />Recommendation: <br />Receive public comment and preliminary City Council input on the project <br />application. No action is requested at this time. <br />
