That is more than twice the height of any other buildings in RC and is
detrimental to the downtown area. Proposing 95 parking spaces for 228 units isgrossly inadequate, especially since some 3 BR units would be included in thismonstrosity.
None of the units should have more than 2 Brs. People who want 3 Brs for perhapsan adult family member or college student offspring have plenty of other options,
such as condominiums, townhomes, and single family detached homes. There are
various senior communities located on spacious grounds where 3 BRs are available.
Try the Forum for one.
Since both assisted living and memory care are to be available, there doesn't appear
to be a need for a senior couple to have a 3rd room for a live-in caregiver. More likelyit'd be occupied by a non-senior family member. Many people at age 55 still have kidsin school. This is supposed to be "affordable" housing for seniors adults, not thosewho may have younger family members living with them.
At least 60% of the units will be occupied by people who have cars which need to beparked, somewhere. What about parking for employees & staff? Is that need included
in the 95 space plan? Not all those seniors will be pedestrians in the downtown area.
Giving up their cars, and the independence that affords is a big step that most
residents won't take immediately upon moving into a senior community. Those who
are older or less agile will hang onto the cars because they can't walk everywhere.Grocery Outlet should be walkable for all the residents but Sequoia Station, WholeFood? Not so much. They'll keep the cars until they are no longer able (or allowed) todrive.
Redwood City has a downtown density problem already. It often takes 2 signal cycles
to drive through controlled intersections. Downtown traffic is terrible. Cars are often
backed up on Middlefield from Jefferson to Main St, in both directions. Main,
Jefferson & Maple streets are usually congested. Putting another 350-450 bedrooms
in a gigantic high-rise will exacerbate that. Eliminate all 3BR units. Reduce the heightto existing limits. The developers want the 21 stories to pack as many units aspossible into a disproportionately small footprint, thus increasing their profits. I've lived in downtown Redwood City for 17 years and seen the changes, not all ofwhich are good or even beneficial. Please don't allow construction of such anoversized, under-parked structure which will mar the downtown landscape.
Regards,
