Veterans Memorial Senior Center/YMCA Project 5 Addendum #2 City of Redwood City November 2025 Section 3.0 Proposed Modifications to the Original Project Construction of the first phase of the project began in June 2021. Upon completion, the new VMSC building will have an interior space of 43,108 square feet. Several changes are now proposed to Phase 2 of the original project, specifically to the YMCA that would be constructed on the western portion of the project site as well as the site access. These changes are outlined below. All other components and details of the original project (including proposed Transportation Demand Management [TDM] measures) would remain the same. YMCA Modifications 3.1.1 Increased Building Square Footage The modified project would increase the YMCA building square footage from 35,000 to approximately 36,353 square feet (an approximately 1,353 square foot increase compared to the original project). This additional square footage would allow for minor increases in the size of two program rooms on the first floor of the building and the community room adjacent to the front entrance of the building. The programming assumed for these spaces in the 2019 EIR would not change as part of the modified project. Based on the permitted size of the VMSC building (43,108 square feet) and the proposed size of the YMCA building (36,353 square feet), the overall square footage total for the modified project would be 79,461 square feet, which is below the total of 80,000 square feet that was assumed as part of the original project. 3.1.2 Removal of Valota Road Driveway and Parking Modifications As mentioned in Section 2.0, the project site is located within the larger 31.7-acre Red Morton Community Park, which also contains the Redwood City Armory, Community Activities Building, Red Morton Community Center, various sports fields and sports courts, and four additional surface parking lots. Visitors to the project site and the other locations throughout the park can use any of the surface parking lots within the larger park. Following certification of the 2019 EIR, the surface parking lot adjacent to the Redwood City Armory was restriped to accommodate 36 additional parking spaces. As discussed under Section 2.2 above, the original project included a new, two-way driveway on Valota Road which would connect to the new surface parking lot southwest of the YMCA building. The modified project would not construct that new driveway and would instead retain the existing landscaped area between the surface parking lot and Valota Road. Vehicle access to the YMCA building and surface parking area is now proposed via the two-way driveway on Madison Avenue. In addition, the modified project includes an additional 20-foot-wide emergency vehicle access driveway on Madison Avenue at Nevada Street.
