Veterans Memorial Senior Center/YMCA Project 5 Addendum #2 <br />City of Redwood City November 2025 <br />Section 3.0 Proposed Modifications to the <br />Original Project <br />Construction of the first phase of the project began in June 2021. Upon completion, the new VMSC <br />building will have an interior space of 43,108 square feet. Several changes are now proposed to <br />Phase 2 of the original project, specifically to the YMCA that would be constructed on the western <br />portion of the project site as well as the site access. These changes are outlined below. All other <br />components and details of the original project (including proposed Transportation Demand <br />Management [TDM] measures) would remain the same. <br />YMCA Modifications <br />3.1.1 Increased Building Square Footage <br />The modified project would increase the YMCA building square footage from 35,000 to <br />approximately 36,353 square feet (an approximately 1,353 square foot increase compared to the <br />original project). This additional square footage would allow for minor increases in the size of two <br />program rooms on the first floor of the building and the community room adjacent to the front <br />entrance of the building. The programming assumed for these spaces in the 2019 EIR would not <br />change as part of the modified project. Based on the permitted size of the VMSC building (43,108 <br />square feet) and the proposed size of the YMCA building (36,353 square feet), the overall square <br />footage total for the modified project would be 79,461 square feet, which is below the total of <br />80,000 square feet that was assumed as part of the original project. <br />3.1.2 Removal of Valota Road Driveway and Parking Modifications <br />As mentioned in Section 2.0, the project site is located within the larger 31.7-acre Red Morton <br />Community Park, which also contains the Redwood City Armory, Community Activities Building, Red <br />Morton Community Center, various sports fields and sports courts, and four additional surface <br />parking lots. Visitors to the project site and the other locations throughout the park can use any of <br />the surface parking lots within the larger park. Following certification of the 2019 EIR, the surface <br />parking lot adjacent to the Redwood City Armory was restriped to accommodate 36 additional <br />parking spaces. <br />As discussed under Section 2.2 above, the original project included a new, two-way driveway on <br />Valota Road which would connect to the new surface parking lot southwest of the YMCA building. <br />The modified project would not construct that new driveway and would instead retain the existing <br />landscaped area between the surface parking lot and Valota Road. Vehicle access to the YMCA <br />building and surface parking area is now proposed via the two-way driveway on Madison Avenue.
