Page 9 of 12 <br /> <br /># FIRE Conditions Compliance <br />F3 Fire Hydrant and Sprinkler Feed Lines. All water mains that provide a water supply for fire protection (both to fire hydrants and <br />fire service systems) shall not be less than eight inches in diameter. The Applicant is responsible for fulfilling this condition and <br />shall submit plans to the Fire Marshal’s Office for review and approval. Water supply for fire protection is required to be installed <br />in accordance with water purveyor’s specifications. The water supply shall be tested, flushed and approved operable prior to <br />any combustible construction materials being placed on the site. Staged construction shall ensure that the necessary water <br />supply is maintained from stage to stage in the construction planning. [CFC §507.1.1 as amended by the City of Redwood City <br />Code of Ordinances §12.16][SDR] <br />Prior to Building <br />Permit Issuance <br />F4 Fire Lane Signs. Mark fire apparatus access roads with permanent NO PARKING-FIRE LANE signs and/or painted curbs in <br />accordance with state and local standards. Submit plans to the Fire Marshal’s Office for review and approval. [CFC 503.3] [SDR] <br />Prior to Certificate of <br />Occupancy <br />F5 Fire Resistive Construction Inventory. Maintain an inventory of all required fire resistance rated and smoke barrier construction, <br />and repair records when damaged, altered breached or penetrated. [CFC §701.2 and §701.6][SDR] <br />Ongoing Record <br />Keeping <br />F6 Fire Resistive Construction Maintenance. The fire resistance rating of structural members, exterior walls, fire walls, fire barriers, <br />fire partitions, horizontal assemblies and shaft enclosures, and the smoke resistance of smoke barriers and partitions, shall be <br />maintained and repaired to equivalent fire or smoke resistance when damaged during demolition or alteration. Annual visual <br />inspection and repair records shall be maintained. Annual inspections shall use the Compliance Engine software or successor <br />software specified by the Fire Marshal. [CFC §701.2 and §701.6][SDR] <br />Annual Inspection <br /> <br />F7 Hazardous Materials. Ensure that a master building wide Hazardous Materials Inventory Statement (HMIS) and a tenant HMIS <br />are kept on file with the building management for the lifetime of the use. The building management shall manage all tenant <br />HMIS documents against the Master HMIS such that the total quantity of hazardous materials shall not exceed the Maximum <br />Area Quantities (MAQ’s) as defined by the HMIS and CFC Chapter 50. Where hazardous materials are to be used or stored, <br />increase fire sprinkler design density to 0.4gpm/sq ft/3,000 square feet. [CFC 5001.5.1][SDR] <br />Ongoing <br />F8 Public Safety Key Boxes. Provide approved Knox® key boxes adjacent to each building entrance. Public safety key boxes shall be <br />recessed and installed adjacent to each entrance within 60 to 72 inches of the finished walking surface. There shall be four sets <br />of keys: each set containing building access, fire equipment room access, fire cache room, elevator keys, utility room keys and <br />other keys essential for emergency operations. [CFC §506.1][SDR] <br />Prior to Certificate of <br />Occupancy <br /> <br /> <br /># PLANNING Conditions Compliance <br />P1 Use. The project approval is for a Public Use Facility. Any change to the approved use is subject to review and approval by the <br />City. Notwithstanding permitted uses in the district where the project is located, only land uses reviewed and approved in this <br />application are permitted for the project location.
