Prepare a mock-up that is outdoors, readily accessible, and will remain intact until the project <br />has reached substantial completion. The mock-up should include all project colors and materials, windows for the base and top, <br />balconies, lighting, and architectural details, as well as construction details, such as the weep screed, to understand how the <br />design addresses them. Then schedule a mock-up meeting with the project planner for review. Submit an updated colors and <br />materials board if any changes are made as a result of the mock-up meeting. [COA] <br />Prior to Framing <br />Inspection <br />P4 Tree Protection and Maintenance. Provide tree protection measures for trees within the project boundaries per the EIR and <br />show these measures on the building permit plans. Provide photo documentation of the installed protection fencing to the <br />project planner. Existing trees shall be maintained and watered during construction by the applicant for the entire duration of <br />construction or until construction fencing surrounding the work area has been removed. Applicant to notify Parks staff of fencing <br />removal immediately so that staff can undertake maintenance and watering of tree(s). Applicant shall allow the inspection of <br />tree(s) during construction to assess condition of tree(s). Applicant is responsible for the replacement (of any damaged or dead <br />tree(s) after construction fencing removal. Replacement trees are to be 24” box of a selected tree species by the City’s Parks <br />Department [COA]. <br />Prior to Building <br />Permit Issuance <br />P5 Exterior Lighting. New light sources must not introduce glare or light effects that spill off the property. Provide a lighting plan <br />for proposed exterior lighting, including cut sheets, a photometric site plan demonstrating light levels do not spill off the property <br />for review concurrent with the building permit plans. Future signs require a separate sign permit and shall conform to the requirements of the Downtown Precise Plan and the <br />Sign Ordinance. Submit certification letters from the following architects verifying that the project, as constructed, complies <br />with approved plans. [COA] <br />a.Project Landscape Architect verifying substantial conformance with the approved landscape plan, including species, size, <br />quantity, and location of the approved trees, shrubs, and groundcover. It shall also verify landscape lighting, fencing, <br />irrigation, and other details as applicable. <br />b.Project Architect verifying substantial conformance with the approved elevations, colors, materials, exterior light <br />fixtures, and architectural details. <br />Prior to Certificate of <br />Occupancy <br />P8 Window Visibility. Ensure that the building provides and maintains an unobstructed view of at least 20 feet into ground floor <br />windows of buildings with non-residential uses and that new commercial leases for ground floor spaces stipulate that the <br />building provides and maintains such these requirements. [[SDR] <br />Prior to Building <br />Permit Issuance & <br />Ongoing <br />P9 Tree Planting. Plant a total of 50 (24-inch box) trees accordance with the approved plans. Include tree planting as part of the <br />building permit submittal package. The City may allow alternate locations of any such park tree if applicant demonstrates <br />approved locations are infeasible due to field restrictions not known at time of approval, including but not limited to conflicts <br />with underground utilities.
