In the case of any commercial or industrial structure, the review authority <br />shall consider its proximity to any R District and shall consider the effect of <br />the proposed structure upon the character and value of the adjacent R <br />District area. <br /> <br />The proposed building would be located within an existing community park. While <br />the Property is in proximity to R (residential) district neighborhoods, it is physically <br />separated and would be visually buffered by trees and landscaped area. This <br />existing and planned planting, as well as the architecturally integrated screening <br />for mechanical equipment and service areas would significantly reduce potential <br />visual or character impacts on nearby residences. <br /> <br />I. The provision of permeable areas and drainage design appropriate to <br />capture and treat stormwater runoff prior to its discharge from the site <br />including, but not limited to, the use of vegetated swales, landscape <br />features, permeable pavement materials, infiltration basins or engineered <br />designs. <br /> <br />The building complies with the Zoning District’s pervious area requirements. The <br />Applicant is proposing to install Low Impact Development (LID) stormwater <br />treatment measures, including bioretention areas and silva cells, to treat the <br />stormwater runoff from impervious areas of the site prior to connecting to the city’s <br />stormwater system. <br /> <br />Section 5. The City Council of the City of Redwood City hereby approves the <br />Architectural Permit for Phase 2 of the Modified Project, subject to the Conditions of <br />Approval in Exhibit A. <br /> <br />Section 6.
