The <br />ACOAs are specific conditions applicable to the Amended Project. <br /> <br />The applicant is responsible for the fulfillment of all amended conditions, standard <br />conditions, and standard development requirements, unless specifically stated <br />otherwise. <br /> <br />In addition to complying with all applicable City, County, State and Federal Statutes, <br />Codes, Ordinances, Resolutions and Regulations, Permittee expressly accepts and <br />agrees to comply with the following Amended Conditions of Approval, Standard <br />Conditions of Approval, and Standard Development Requirements of this Permit: <br /> <br />Amended Conditions <br /> <br />1. Substantial Conformity - All improvements shall substantially conform to <br />the project plans prepared by WRNS Studio, Lowney Architecture, and Dorman <br />Associates, dated October 12, 2020, and with the modified design details for <br />Parcels A and D prepared by WRNS Studio, received July 30, 2025, and related <br />information submitted by the Applicant, on file with the Community Development <br />Department. [COA][PLANNING] <br /> <br />4. Affordable Housing - A portion of the affordable units in Parcels F are <br />required to fulfill a portion of the affordable housing requirement for the commercial <br />development on Parcels B, C, and E. The remaining affordable housing <br />requirement for Parcels B, C and E will be provided through payment of an <br />affordable housing impact fee. The affordable units in Parcels A and D are required <br />to fulfill the affordable housing requirement for the residential development on <br />Parcels A and D. In lieu of the City’s concurrent occupancy requirement, more than
