Reduced Parking – Pursuant to AB 2097, a city shall not impose or enforce any minimum automobile <br />parking requirement on a residential, commercial, or other development project if the project is located <br />within one-half mile of public transit. (Gov. Code § 65863.2(a)) The Project site is within ½ mile of major <br />transit, as shown in Figure B below, of an existing rail transit stop and therefore a major transit stop as <br />defined in Public Resources Code Sections 21155 and 21064.3. Ample parking will, however, be provided <br />to ensure the Project is marketable to residents with cars. Cities may not apply exceptions if the <br />development is subject to parking reductions based on the provisions of any other applicable law. (Gov. <br />Code § 65863.2(c)(2)). It is also noted that a parking reduction is consistent with the Mixed-Use Corridor <br />Zoning district vision and intent to “provide opportunities for development that supports major transit <br />and complementary land uses, with the goal of facilitating transit use, bicycle use, and pedestrian activity.” <br />(Zoning Code, § 53.1(A)) The mixed- use Project will include a number of multi-modal improvements to <br />increase transit, bicycle and pedestrian use, all of which are consistent with a parking reduction. <br /> <br /> <br /> <br /> <br /> <br />8.B. - Page 29 of 120 <br />192
