Table 7: Parcel B/D/C Density Calculation With/Without Waiver

Figure C: Massing With/Without Waiver

4. Reduced Parking - The SDBL states that upon the request of the developer, no city shall require a vehicular
parking ratio that exceeds the parking ratios set forth in Government Code Section 65915(p)(2) of 0.5
spaces per bedroom (inclusive of guest parking and handicapped parking). The Applicant requests use of
this parking ratio for Parcel D. Further, the Project meets the qualifying criteria for this parking ratio as
provided in Government Code Section 65915(p)(2). The provision of 11% Very Low Income units in Parcel
D satisfies the maximum percentage of Very Low income units pursuant to Government Code Section
65915(f)(1). It is also located within mile, with unobstructed access, to the Redwood City Caltrain station
(as shown in Figure D below), an existing rail transit stop and therefore a major transit stop as defined in
Public Resources Code Sections 21155 and 21064.3. Alternatively, Applicant can also utilize AB 2097,
similar to the request for Parcel A, to request a parking reduction.

8.B. - Page 32 of 120
195
