The following text references language from the original Density <br />Bonus Request dated 10/12/2020. <br /> <br />Applicant proposes to construct an 100% affordable project on Parcel F at 1304 El Camino Real consisting of 15 <br />extremely low income, 15 very low income, 8 low income and one manager’s unit using funds generated from the <br />affordable impact fee of the commercial development as described below. The affordability level for the <br />manager’s unit is not yet determined. <br /> <br />It is located within one-half mile, with unobstructed access, to the Redwood City Caltrain station (as shown in <br />Figure E below), an existing rail transit stop and therefore a major transit stop as defined in Public Resources Code <br />Sections 21155 and 21064.3 <br />Figure E: Parcel F Major Transit Stop Access <br /> <br />Pursuant to Zoning Code Section 32.19(I)(5), an affordable housing development that qualifies a commercial <br />development for concessions “shall remain eligible for any State Density Bonus, incentives, concessions, waivers, <br />or parking modifications for which the housing development project would otherwise be eligible.” (See also <br />8.B. - Page 33 of 120 <br />196
