Page 9 of 12 <br />provided no later than three years after the issuance of a demolition permit for 1306 Main Street, per applicable <br />state and federal relocation laws. <br /> <br />Service Provisions <br />HIP Housing is a local nonprofit specializing in creative affordable housing solutions throughout San Mateo County. <br />HIP Housing has three housing programs that together, provide homes to 1,400 local low-income residents each <br />year. Its programs include Home Sharing, Self Sufficiency Family Housing and Property Development and <br />Management. <br /> <br />On the Property Development side, HIP Housing owns 18 deed restricted low-income properties totaling 265 units <br />with six of the properties located in Redwood City. HIP Housing is featured in the City’s General Plan Housing <br />Element at H-125 as a nonprofit organization whose programs help to provide housing options to those at the <br />lowest incomes. It as an experienced in-house property management team with AMO credentialing and is one of <br />only three Community Housing Development Organizations (CHDO) in San Mateo County. <br /> <br />HIP will partner with both the San Mateo County Mental Health Association (“MHA”) and Housing Choices (“HC”) <br />to offer units to developmentally disabled residents. HIP will make best efforts to allocate 15% of units to MHA <br />and Housing Choices clients. The number of referrals will depend on the pool of qualified applicants. Services from <br />MHA and HC will be funded through a combination of project funds and onsite services provided by MHA and HC. <br />Parcel F will be funding social services in the amount of $25,000 annually and the balance will be funded through <br />existing funds at MHA and HC. See below for background on these organizations: <br /> <br />Mental Health Association of San Mateo County (MHA): MHA annually serves more than 850 <br />individuals with mental illness and/or HIV/AIDS through a variety of programs, a majority of whom <br />having been homeless, chronically homeless or at risk of homelessness. Individuals are served <br />through a variety of housing and housing support programs. MHA works with local landlords to <br />offer safe, decent, scattered site housing, and provides case management and wellness activities <br />and services to ensure that problems are resolved before they affect the housing for clients. MHA <br />plans to work with the property management team at 1304 ECR to place MHA clients in units and <br />provide ongoing case management and support services to include Occupational Therapists and <br />Registered Nurses as needed. <br /> <br />Services would include MHA Case Managers meeting with individual clients/tenants at least twice <br />per month, much more often during early tenancy, and can make referrals for OT or Nursing <br />services as needed and requested. Case Managers help clients obtain needed mental health and <br />medical care, financial entitlements, and other essential needs. The MHA staff would also provide <br />direct assistance in budgeting, symptom management, landlord tenant issues, and employment as <br />needed and requested. <br /> <br />Housing Choices: Housing Choices is a nonprofit organization whose mission is to enhance the lives <br />of people living with developmental and other disabilities and their families by creating and <br />supporting quality affordable housing opportunities. Their goal is to help their clients to retain their <br />housing and live successfully in their new homes. <br /> <br />Because the proposed Greystar property is predominately studio apartments, the unit size makes <br />the project appropriate for people with developmental disabilities who have independent living <br />skills. A typical resident living in a studio in downtown Redwood City would be supported by a part- <br />time Housing Choices Resident Coordinator who would work at the property site.
