<br />HABITAT INSURANCE REQUIREMENTS
<br />Habitat shall obtain and maintain for the duration of the Construction Contract and any and all
<br />amendments, insurance against claims for injuries to persons or damage to property which may
<br />arise out of or in connection with performance of the services and/or project by Habitat or its
<br />officers, agents, representatives, employees or subcontractors. The insurance carrier shall be
<br />approved to do business in the State of California and is required to maintain an A.M. Best rating
<br />of not less than "A -:VII",
<br />a. Coverages and Limits. Habitat, at its sole cost and expense, shall maintain the types
<br />of coverages and minimum limits indicated below. These minimum amounts of coverage
<br />will not constitute any limitations or cap on Habitat's indemnification obligations under the
<br />Construction Contract.
<br />i. Commercial General Liability Insurance. Habitat shall maintain
<br />occurrence -based coverage as broad and Insurance Services Office (ISO) CG 00
<br />01, with limits not less than $1,000,000 per occurrence, $2,000,000 general
<br />aggregate, $2,000,000 products and completed operations aggregate. The general
<br />aggregate shall apply separately to the services, project, or location that is the
<br />subject of the Construction Contract or the general aggregate will be doubled. The
<br />Commercial General Liability insurance policy shall be endorsed to name the
<br />Borrower/Owner, the Lender, its Council, officers, boards, commissions, agents,
<br />employees, and volunteers as additional insureds on ISO form CG 20 10 (or
<br />equivalent) for Ongoing Operations and ISO form CG 20 37 for Completed
<br />Operations (or equivalent), and to state and be endorsed that the insurance will be
<br />primary and non-contributory with any insurance or self-insurance maintained by
<br />the Borrower or the Lender. Coverage shall allow and be endorsed to include a
<br />waiver of subrogation in favor of the Borrower, Lender, its Council, officers,
<br />boards, commissions, agents, employees, and volunteers. Any failure to comply
<br />with reporting provisions of the policy or policies by Habitat shall not affect
<br />coverage provided to the Borrower or Lender. Coverage shall state that Habitat's
<br />insurance shall apply separately to each insured against whom claim is made or suit
<br />is brought, except with respect to the limits of the insurer's liability.
<br />ii. Habitat shall obtain and maintain a policy of Builders Risk or, as applicable,
<br />Installation Floater (Course of Construction insurance). Policy shall be provided
<br />for full replacement value on an "all-risk" basis and, if applicable, flood coverage.
<br />The Borrower and Lender shall be named as Loss Payees on the policy and there
<br />shall be no coinsurance penalty provision in any such policy. Policy must include
<br />coverage for removal of debris, and insuring the buildings, structures, machinery,
<br />equipment, materials, facilities, fixtures, and all other properties constituting a part
<br />of the project. The limits shall be sufficient to ensure the full replacement value of
<br />any property or equipment stored either on or off the project site or in transit,
